When can I close on my loan? |

The speed of the approval is directly correlated to the speed at which you provide the required documents. As soon as the required documents are received and fully reviewed and the appraisal and title insurance commitment are completed, we will then be ready to schedule your closing.
However, when you are buying a home, the actual closing date may also depend on the terms of your purchase agreement.

What documents do I need to provide for my loan application? |

1. Last 2 year's income documentation (i.e. W2 forms, tax returns, 1099 forms, etc.)
2. Last 2 paycheck stubs
3. Last 2 bank statements, including any IRA, 401k, retirement or stock and/or mutual fund statements
4. List of creditors. Charge accounts and open loans. Include name, account numbers, approximate balances and minimum monthly payments.
5. Name, address, account number and phone number of current mortgage holder or landlord.
6. Copy of purchase agreement on new home, if available.
7. Approximate annual property taxes, if known.
8. If refinance: copy of previous title insurance, copy of survey and copy of homeowner's insurance policy.
9. If you are self-employed, own income properties, divorced or pay child support/alimony, additional documents may be required.

What is title insurance and why do I need it? |

Title insurance protects the insured against any title disputes that may arise on a particular property.
Before your closing, a title insurance company researches your property's title history to ensure it was legally transferred from seller to buyer each time it was sold. Title insurance further protects the lender against illegal or fraudulent title transfers that may have occurred, but remain undiscovered, during the period of time covered in the research.
Title insurance is required to close on your mortgage loan.

What is Private Mortgage Insurance (PMI)? |

Private Mortgage Insurance, or PMI, is insurance that is typically required when you have less than 20% equity in your home.
This insurance protects the lender if you default on the loan and the lender must foreclose on the property. The lender then uses the money collected from PMI to help offset any losses.
Once enough equity is achieved in your home, you may request that PMI be eliminated.

What is the difference between my APR and my actual interest rate? |

By law, lenders are required to disclose what is called the APR, Annual Percentage Rate. Your actual rate is the annual interest rate on your loan. It is sometimes referred to as the "Note Rate". This is the rate used to determine your monthly payments.
The Annual Percentage Rate, APR, takes into account both your interest payments plus any additional costs or prepaid finance charges you may pay. These prepaid finance charges may be in the form of private mortgage insurance, closing fees, points, etc. Your APR represents the total cost of credit on a yearly basis after all applicable charges are taken into account. It is usually slightly higher than your Actual Rate because these additional items are included and assumes you will keep you loan to maturity.
